How much does it cost to work with IDEAL?

The cost of agency services is set in the service agreement and depends on two key factors.

First, on the type of transaction. Pricing for rentals (for both landlord and tenant) differs from purchase/sale pricing because of the different scope of legal support, document workflow and mandatory checks.

Second, on the legal complexity of the property and the parties. The final price is influenced by: outstanding debts (utility, credit, tax), the number of registered persons (especially minors or persons with limited legal capacity), complexity of inheritance situations, encumbrances or arrests, the need for guardianship consent, and the presence of co-owners.

The exact amount is determined after an initial consultation — free, no commitment. All fees are fixed in the contract before work begins.

How long does it take to buy or sell an apartment?

On average 7-14 days from the first phone call to handing over the keys. In 80% of cases we close the deal within a week. The exact timeline depends on the seller's document readiness, registered persons, and the payment method. At the first consultation we give a precise time estimate for your situation.

How do you verify a property before the deal?

Legal verification covers six areas: owner identification via the State Register and passport systems; ownership history over the past 30+ years through the State Property Rights Register; encumbrances, sale prohibitions and arrests; the list of persons registered at the address (including minors and persons with limited capacity); utility-services and condominium fee debts; presence of the property in the court proceedings registry.

The verification results in a written report that is delivered to the client before the purchase agreement is signed.

What if a child is registered at the apartment?

It's not a deal-breaker. We handle obtaining consent from the guardianship authority, after which the child is unregistered together with the parents before the keys are handed over. Everything is documented. We've handled dozens of such cases without a single legal incident.

How is the money transferred between parties?

The transfer of funds and title documents takes place directly at the moment of signing the notarial agreement — at the notary office, with both parties, agency representatives and the notary present.

Money is counted and verified on the spot before the purchase agreement is signed. Full payment and document hand-over are recorded in the notarial act, which has the force of an enforcement document.

This procedure ensures a simultaneous transfer of funds to the seller and title to the buyer — with no intermediate custody, intermediaries, or deferred performance.

Can I choose my own notary?

Yes, you may choose any licensed notary. This reduces the risk of working with "fly-by-night" notaries occasionally involved in fraudulent schemes.

For a sale: the full deal amount at the moment of signing, copies of title documents confirming the transfer of ownership (notarial sale agreement, hand-over act), and documentary proof of receipt of funds.

For a rental: a two-copy lease agreement with detailed terms (duration, rent amount, rights and obligations of the parties, payment schedule and liability). The landlord receives the agreed payment; the tenant receives the keys and a hand-over act describing the actual condition of the property.
