01General provisions

This Privacy Policy (the "Policy") defines the procedure for the collection, use, storage, and protection of personal data provided by you when using the website idealzp.com/en/ (the "Site") and contacting the IDEAL real estate agency ("IDEAL" or "we").

The Policy is drafted in accordance with the Law of Ukraine "On Personal Data Protection" No. 2297-VI dated 01.06.2010 and the Constitution of Ukraine.

By submitting a request on the Site, sending a message via Telegram, or calling us, you confirm that you have read this Policy and consent to the processing of your personal data under the terms described below.

02Data controller

Your personal data is processed by the IDEAL real estate agency, providing real estate services within the city of Zaporizhzhia and the Zaporizhzhia region.

All matters related to the processing of your personal data can be resolved through the communication channels listed in section 11 of this Policy.

03What data we collect

We process only the data that you deliberately provide via the website form or during conversations:

• Name (or how you'd like us to address you)
• Phone number (to contact you about your request)
• Request type (purchase, sale, rental, new build, commercial property, legal support, etc.)
• Free-text message / comment, if you leave one

We do not collect any automatic data through the Site: no IP addresses, device fingerprints, geolocation, or visit statistics. The Site runs without analytics systems.

04Purpose of processing

Your personal data is processed solely for the following purposes:

• Contacting you after we receive your request — by phone, in Telegram, or any other convenient channel
• Clarifying parameters of your request (budget, district, property type, timeline)
• Shortlisting properties that match your criteria
• Organising viewings, negotiations, and deal closing
• Performing contractual obligations during deal support

We do not use your data for marketing mailings, advertising, transfer to ad networks, or sale to third parties.

05Legal basis for processing

The processing of your personal data is based on the following grounds:

• Your consent, given by ticking the data-processing checkbox while submitting the request form (Art. 11 of the Ukrainian Personal Data Protection Act)
• Necessity to perform the contract for real estate services — if such a contract is concluded
• Compliance with the law regarding notarisation of real estate transactions

06How we receive and store data

After you submit the request form on the Site, your data is forwarded to our secure working chat in Telegram Messenger, where authorised IDEAL agents pick it up to contact you.

Transmission goes through Telegram's official API with end-to-end encryption at the protocol level. The Site does not store copies of requests in any database or server.

Data received during a phone call or messenger conversation is recorded by the agent in internal working notes solely for further communication with you.

07Sharing data with third parties

We share your personal data with third parties only with your consent and only to the extent necessary to perform a specific stage of the deal. Such third parties may include:

• Partner notaries — for the notarisation of a sale, rental, or other contract
• Banks — when you take out a mortgage, in particular under government programs such as "yeOselia" or "yeVidnovlennia"
• Property developers — when booking and signing contracts for new-build properties
• Lawyers and attorneys — for complex deal support (encumbrances, inheritance matters, guardianship approvals, etc.)

Each sharing event happens only after we agree it with you separately and within the scope of a specific deal. We do not pass your data to ad networks, aggregators, marketing platforms, or any commercial intermediaries.

In cases provided by law (a request from law enforcement or judicial authorities), data may be disclosed upon a written request following the established procedure.

08Cookies and tracking technologies

The Site does not use cookies, local storage for behavioural tracking, social network pixels (Facebook Pixel, TikTok Pixel, etc.), web analytics systems (Google Analytics, Yandex.Metrika, etc.), or any other user-tracking technologies.

The browser may store technical data (for example, accessibility settings) solely on your device — it is not transferred to us and is not used in any way.

09Data retention period

Personal data is stored only as long as necessary to achieve the purpose of processing:

• If a deal does not take place — data is deleted within 6 months of the last interaction
• If a deal is concluded — data is kept for the period required by law for the relevant type of transaction (typically 3 years after the deal closes)
• If you submit a deletion request — we delete your data within 30 calendar days, except for data we are legally required to retain

10Your rights as a data subject

Under Art. 8 of the Ukrainian Personal Data Protection Act, you have the right to:

• Know what personal data of yours we process, for what purpose and for how long
• Access your personal data
• Request correction of inaccurate or outdated data
• Request deletion of data, if the purpose of processing has been achieved or consent withdrawn
• Restrict processing — for example, ask an agent to stop calling
• Withdraw consent for data processing at any time
• File a complaint with the Ukrainian Parliament Commissioner for Human Rights regarding personal-data actions

You can exercise any of these rights through the channels listed in the next section. A response is provided free of charge within 30 calendar days of receiving the request.

Please include in your inquiry: your name, the phone number you contacted us with, and the substance of the request. This will help us find your data and respond faster.

12Data security

We apply organisational and technical measures to protect your personal data from unauthorised access, loss, alteration, or disclosure:

• Access to the Telegram working chat is limited to a circle of authorised agency staff
• Form submissions are transmitted over a secure connection via the official Telegram API
• The Site has no databases of its own where information could be compromised
• Employees with access to your data are bound by confidentiality obligations

Despite these measures, no method of transmission or storage on the internet can be absolutely secure. We cannot guarantee absolute data security but do everything we can to ensure it.

13Changes to this Policy

We reserve the right to update this Policy in response to changes in legislation, internal data-processing procedures, or the launch of new services.

The latest version is always published at idealzp.com/en/privacy.html. The last-updated date is shown at the top of the document.

If the changes are material, we will do our best to notify you additionally — for example, via the Telegram chat if you are already our client.
