Legal property check in Zaporizhzhia

We vet a property before purchase against the state registries — so you don't inherit someone else's debts, seizures or registered residents. Every deal goes through legal review and notary support.

Why legal due diligence matters

A property that looks "clean" can hide a seizure, an unpaid mortgage, utility debts, registered children or disputed owners. All of it transfers with the title — and becomes your problem after the deal closes. A check before signing removes these risks or gives you grounds to walk away or lower the price.

We rely on current data from the state registries, not the seller's assurances, so you decide with the full picture.

What we check

  • Title & owner

Who the real owner is, the chain of title transfers, validity of documents.

  • Encumbrances & seizures

Mortgages, pledges, bans on transfer, seizures in the encumbrance registry.

  • Registered residents

Who is registered, including children; deregistration before the keys are handed over.

  • Utility debts

Communal arrears that can transfer together with the apartment.

  • Court disputes

Open cases over the property or the owner, risk of the deal being challenged.

  • Document authenticity

Whether the title documents match the registry records.

How the check works

  1. Request & documents — we collect details about the property and owner.
  2. Registry check — owner registry, real-estate registry, encumbrances, debts, courts.
  3. Report — "clean" or a list of risks with recommendations.
  4. Deal support — a lawyer attends the signing at the notary.

Don't buy an apartment blind

Order a legal check before signing and learn the real state of the property. We also recommend a market valuation so you don't overpay.

Frequently asked questions

How much does a legal property check cost?
The cost depends on the property and the scope of the check. For clients who buy property with us, the registry check is included in the deal support. We'll confirm the exact terms when you get in touch.
How long does the check take?
A basic check across state registries usually takes 1–2 business days after we receive the details about the property and the owner.
What happens if you find a problem?
You get a report listing the risks and your options: walk away from the deal, require resolution (residents deregistered, debts paid, seizure lifted) or factor the risk into the price.
Do you check new-build developments?
Yes. For new builds we check the developer, construction permits and the terms of the buyer's contract.
Is a lawyer present at the deal?
Yes. We attend the signing at the notary and review every clause of the contract before you sign.
